What to expect, start to finish
Walkthrough, Landlord Documents And Existing Conditions Survey
We meet you at the space — whether it's a Worth Avenue storefront, a Royal Poinciana-area unit or a Midtown bay — and go through the shell or existing buildout with the lease exhibit in hand. Palm Beach retail spaces vary wildly: some Worth Avenue District buildings date back decades with plaster, terra cotta and load-bearing masonry hiding behind the drywall, while newer South End and North End spaces have straightforward stud framing. We document panel capacity, existing HVAC tonnage, grease and plumbing locations, ceiling heights and where the demising walls actually sit versus what the lease drawing claims. You get an honest read on what your landlord's work letter covers and what falls on you.
Budget, Drawings And Town Of Palm Beach Permitting
We price from real drawings, not guesses, and coordinate with your architect and designer — or recommend one who has been through Palm Beach Town Hall review before. Anything visible from the street in the Worth Avenue District, including signage, awnings, storefront glazing and paint, gets extra scrutiny, so we sequence architectural review submittals early rather than discovering them mid-build. You get a line-item budget separating landlord work, tenant improvement allowance draws and your out-of-pocket, plus a realistic permit window instead of an optimistic one.
Demolition, Rough-In And Inspections
Once permits are issued we mobilize with a written schedule. In occupied buildings near The Breakers or in mixed-use Midtown blocks, we work within building rules on delivery hours, elevator use, dust control and noise so your neighbors keep operating. Rough electrical, plumbing, fire sprinkler modifications and HVAC ductwork go in and get inspected in order. Because summers here run hot and humid, we get the building dry and conditioned before drywall, millwork or flooring arrives — cabinetry and wood floors that go in wet-humid will move later.
Finishes, Fixtures And Millwork Install
Paint, tile, stone, lighting, casework, fitting rooms, POS counters and slatwall or display systems go in on a tight sequence, coordinated with your fixture vendors and IT and security installers. We stage deliveries carefully — parking and loading on Worth Avenue and the surrounding blocks is tight, and staging from our West Palm Beach side of the bridge is often smarter than trying to park a box truck at the curb all day.
Punch List, Certificate Of Occupancy And Turnover
We walk the space with you and mark up every item, then close it out before we ask for final payment. We schedule final building, electrical and fire inspections, chase the CO or certificate of completion, and hand over warranty paperwork, equipment manuals, paint and tile attic stock, and as-built information. If something surfaces after opening, reach us during business hours Monday through Friday 8am–5pm or Saturday morning.
