That means he already knows the things that stall an out-of-town crew: no staging room on Worth Avenue, tight delivery windows, shared demised walls with a neighbor who is open for business, and buildings old enough that what's behind the drywall rarely matches what's on the drawings.
Working in the Town of Palm Beach is its own discipline. Permitting and inspections run through Palm Beach Town Hall, and architectural expectations near landmarks like The Breakers, Mar-a-Lago and the Society of the Four Arts are unforgiving about storefront lines, signage and finishes. We plan around that from day one instead of discovering it at a plan review. We also plan around the calendar: the season fills these blocks with customers, so demolition, MEP rough-in and anything loud or dusty gets scheduled where it does the least damage to a tenant's sales, and hurricane season shapes how we sequence roof penetrations, exterior work and material deliveries.

We spec and sequence accordingly, condition spaces before flooring and casework go in, and don't rush a slab or a coating to hit an arbitrary date. I grew up in Lake Worth and started out swinging a hammer on storefront remodels in downtown West Palm Beach before I ever ran a job of my own. Most of my early work was tenant improvements — dropping in new ceilings, demoing old millwork, chasing electrical through buildings that had been added onto three times since the 1950s. That's still the bulk of what I do, just on my own ticket now. I started this company because Worth Avenue tenants kept getting handled like an afterthought by big general contractors chasing condo towers. A boutique on Worth Avenue can't be dark for four months. The Town Hall permitting and design review process here is its own animal, especially anywhere near the historic Worth Avenue District, and I've learned to build that timeline into the schedule instead of pretending it doesn't exist. Same goes for the loading and staging realities — narrow service alleys, delivery windows, neighbors like The Breakers and the Society of the Four Arts who have their own calendars. The island itself changes how we build. Salt air and the humidity we get through those long, hot summers will chew through the wrong fasteners, the wrong substrate, the wrong adhesive on a shopfront in a hurry. I spec stainless where it matters, keep slabs and wall cavities dry before anything closes up, and I don't let flooring go down until the moisture readings say it's ready — I've seen too many rushed jobs cup and delaminate by the second August. On older North End and Midtown buildings we usually find sagging framing, undersized panels, or plumbing that has to be reworked before the fun part starts, so I open things up early and tell owners what's actually there. I work across Palm Beach County — the island, West Palm Beach, Lake Worth, Riviera Beach — with retail, restaurant, gallery and salon spaces.
